Vanguard Lofts is an 8 story timber framed former industrial building from the 1920's with a red brick and limestone facade which was converted into a residential building a few years ago.

Scope of Services
The roof of the building was a single-ply membrane which dated from the time of the residential conversion and was nearing the end of it's life span. In addition, there were numerous penetration details for plumbing vents and air conditioning compressors which were causing the association and residents problems in the form of leaks. ALEXANDER & ASSOCIATES, LTD consulted on choice of new roofing materal and detailing of roof penetrations as well as coordination with masonry work and between roofing and masonry contractors.
