Scope of Services
Originally built in 1972, this reinforced concrete frame apartment building was converted to condominiums in 1992. During conversion, only exterior repairs of a cosmetic nature were made. Following bouts of heavy water infiltration, ALEXANDER & ASSOCIATES, LTD. was called upon to evaluate the condition of the exterior walls, prepare the necessary repair documents and provide construction administration services during the course of the repair work. ALEXANDER & ASSOCIATES, LTD. was also asked to review the condition of the interior and exterior garage concrete and provide recommendations for repair. These recommendations were followed by the preparation of repair documents and value engineering prior to the start of work. Both projects included preliminary evaluation of exterior wall and garage concrete, sealant and glazing, followed by the preparation of repair drawings and specifications. Services also included bid solicitations, evaluation of bids received and recommendations for contract awards. Construction administration included two (2) close-up inspections at each scaffold drop. The garage project repairs began in the fall of 1997.
