Scope of Services
In the fall of 2009, Lotus Condominium Association hired ALEXANDER & ASSOCIATES, LTD to evaulate and determine the cause of the building's deteriorated concrete plaza / garage roof slab. ALEXANDER & ASSOCIATES, LTD concluded that the plaza slab was missing a waterproofing membrane which was allowing water to seep into and deteriorate the concrete slab. ALEXANDER & ASSOCIATES, LTD prepared construction drawings and specifications to remove the damaged slab, to repour a sloped structure slab and to install a new inverted roof system. Instead of replacing the topping slab, ALEXANDER & ASSOCIATES, LTD designed a paver on pedestal system that allows for easy access to the roof membrane for maintenance.
ALEXANDER & ASSOCIATES, LTD assisted the condominium association in the process of the solicitation of bids , reviewing of bids and the selection of the contractor. ALEXANDER& ASSOCIATES, LTD performed construction administration services to assure that the work was carried out according to the Contract Documents.
