Scope of Services

Built in 1991, this Highland Park apartment building experienced extensive water and air infiltration shortly after completion.  ALEXANDER & ASSOCIATES, LTD. was called upon to determine the cause(s) of the infiltration, prepare the necessary repair documents and provide construction administration services during the course of the work.

 

Extensive inspections and analysis revealed the primary causes of the infiltration to be faulty exterior masonry construction and poorly designed windows.  Additionally, the exterior terraces at the various apartment floors were found to have improperly designed and installed roofs.

 

ALEXANDER & ASSOCIATES, LTD. was directed to provide repair consulting services.  The work is to include brick repair, tuckpointing, caulking, roof repair and window replacement.

 

The masonry, roof and window projects are to include the preparation of repair drawings and specifications, bid solicitations, evaluation of bids received and recommendations for contract award.  Construction administration is to include close-up inspections at selected scaffold drops.  The replacement windows to be used are aluminum, casement, including bay curtainwall windows where they presently exist.  The windows will be 2-tone, bronze exterior with white interior.  All windows will have ridged rubber thermal break material within the sash and frame to separate the exterior from the interior to control condensation.
