Scope of Services
In 2002, ALEXANDER & ASSOCIATES, LTD was engaged to perform Reserve Studies for each of the 5 Associations in this 19 building complex. These Studies identified all defective building components requiring complete replacement. ALEXANDER & ASSOCIATES, LTD. developed a plan for implementation of these repairs which were primarily water related. The work included complete architectural services for the replacement of all roofs, replacement of all vinyl siding and the tuckpointing of all masonry. A single repair contractor was hired to perform the work. ALEXANDER & ASSOCIATES, LTD. prepared all construction documents, provided bidding and performed all construction administration services. The project took 4 years to complete. The project represents one of the largest multi-building restoration projects to date in the City of Chicago and has become a benchmark for other repair projects in the south Loop. The most important feature of the restoration was the use of like materials and improved construction techniques to achieve a cost effective solution.
